Adaptive Density. Family-Centric Infill.Located in the transitioning fabric of Coquitlam, this infill development reimagines a standard single-family lot as a high-performance fourplex. The design rationale is driven by the site’s topography: the massing utilizes a stepped foundation to cascade down the natural north-south slope. This approach preserves neighbourhood sightlines and reduces the perceived scale from the street, allowing for increased density without overwhelming the existing context.
The architectural expression adopts a West Coast Contemporary language, characterized by distinctive shed roofs and deep overhangs. We selected a durable material palette—combining fiber cement lap siding with vertical board-and-batten accents and stone veneer bases—to ground the building visually and ensure longevity. Internally, the project addresses the "missing middle" housing gap by providing four spacious 3-bedroom units, specifically designed to retain families within the urban core.
